When you’re getting pre-approved for a mortgage, one of the first things your lender will ask for is documentation. While it might feel like a lot upfront, having these documents ready can make the process faster, smoother, and more accurate.
At Bridgepoint Funding, my team and I make it a point to walk families through each step, including gathering the right paperwork. To help you prepare, here’s a breakdown of the most commonly requested documents you’ll need for mortgage pre-approval.
Income Documentation (Varies by Income Type)
For W-2 Employees:
- Most recent 30 days pay stubs
- Last 2 years W-2
- Year-end pay stubs the last 2 years if commission, bonus, or overtime is earned
- Documentation for any Restricted Stock Units (RSUs) (such as vesting schedules or grant letters)
For Self-Employed Borrowers:
- Last 2 years full personal and business tax returns
- Year-to-date profit and loss statement
- Business license or CPA letter (if applicable)
- 12 months of personal or business bank statements if applying for a bank statement loan
Bank statement loans are often used by self-employed individuals or business owners to verify income without traditional tax returns.
For Retired Individuals:
- Award letters for Social Security or pension income
- Last 2 years 1099
- Proof of other income like retirement account withdrawals
For Individuals Receiving Disability or Other Non-Employment Income:
- Documentation verifying benefits (such as disability award letters)
- Last 2 years 1099
- Last 2 months bank statements showing income deposits
Asset Documentation
- Most recent 2 months of bank statements (all pages)
- Retirement account statements (401k, IRA)
- Investment account statements
- Documentation of any large deposits (to verify source)
These documents help verify that you have the funds needed for your down payment, closing costs, and cash reserves.
Credit and Debt Information
We’ll pull your credit report as part of the pre-approval process, but we may also ask for:
- Statements for credit cards, auto loans, student loans, and other liabilities
- Documentation for any recent credit inquiries or new accounts
Identification
- A valid government-issued ID (driver’s license or passport)
- Social Security number (for credit pull and verification)
- DD214 for veterans
- Green card or visa documentation for non-U.S. citizens
Documents for Current Property Owners
If you already own property, we’ll need additional documentation related to those assets:
- Mortgage statements for any properties you currently own
- Homeowners insurance declarations page
- HOA statements, if applicable
These documents help us account for your full financial picture, including any expenses related to your existing real estate holdings.
Additional Documents (If Applicable)
- Divorce decrees
- Alimony documentation (if receiving or obligated to pay)
- Child support documentation (if receiving or obligated to pay)
- Bankruptcy filing and discharge
- Foreclosure filing
- Gift letters for down payments that come from family or friends
Pro Tip: Stay Organized and Keep Documents Current
It’s a good idea to keep digital copies of all your documents. Employers, tax preparers, and bankers can often help retrieve missing records, and my team and I are happy to work directly with them if you need assistance.
Keep in mind that while not all documents may be necessary for your situation, it’s better to start with more rather than less.
