Home values in Walnut Creek, California have risen steadily over the last couple of years, and additional gains are expected in 2017. The median sales prices in several Walnut Creek neighborhoods is now well over $1 million. Here’s a look at the most expensive neighborhoods in the city, as of September 2016.
5 Most Expensive Neighborhoods in Walnut Creek
The list below is based on median sales price data reported by the real estate listings website Trulia, for the three-month period of June to August 2016:
Northgate — $1,800,000
With a median sales price of $1.8 million, Northgate is the priciest neighborhood of Walnut Creek in 2016. Trulia actually divided this community into two parts, for data purposes (labeling them Northgate 1 and Northgate 2). We have listed it only once for the sake of simplicity. In addition to being one of the most expensive neighborhoods in Walnut Creek, Northgate is also one of the largest in area and population.
Joaquin Ranch — $1,695,000
According to Trulia, the Joaquin Ranch neighborhood of Walnut Creek had a median sales price just under $1.7 million during the three-month period from June to August 2016. This makes it the second most expensive neighborhood in the city, based on their data.
Lakewood — $1,200,000
Overlooked by the Shell Ridge, Lakewood (also known as the Lakewood Area) is one of the most desirable neighborhoods in Walnut Creek. Homes here go for a premium, especially those that are located on the man-made lake that gives the community its name. The lake was created in the 1930s, and some of the homes actually date back to that period. The median sales price in Lakewood was $1.2 million, during the summer months of 2016.
Sterling Ridge — $1,183,500
With a median sales price of nearly $1.2 million, Sterling Ridge is another of the most expensive neighborhoods in Walnut Creek, California.
Pleasant Run — $1,181,000
The Pleasant Run neighborhood is bordered on the north by the Boundary Oaks Golf Course. That’s partly why homes are so pricey here. The midpoint for homes sold over the last few months in this area was just under $1.2 million.
