According to median sales price data from Trulia, here are five of the most affordable neighborhoods in Walnut Creek, California in 2016. The number beside each community is the median sales price for the three-month period of June, July and August 2016.
Oak Road — $480,000
Oak Road is a relatively small neighborhood in Walnut Creek with a median sales price of $480,000, as of September 2016. This makes it one of the more affordable communities within the city. According to U.S. Census Bureau data, homeowners make up roughly 57% of the population. Oak Road is the second most popular neighborhood in Walnut Creek, based on the number of Trulia property searches.
Summit Ridge — $620,000
Moving up the price scale, we have the Summit Ridge neighborhood of Walnut Creek. During the three-month period ending in August 2016, the median sales price in this neighborhood was $620,000. It’s a fairly small neighborhood. At the time this article was published, there were only two homes listed for sale in Summit Ridge (source: Realtor.com). According to local Realtor Dana Green: “With 161 units, the Summit Ridge neighborhood is home to a variety of age groups creating a well-balanced community complete with pool, club house and easy access to many loved hiking trails.”
Rossmoor — $624,000
Rossmoor is a gated community designed for active seniors. It’s located in the picturesque Tice Valley area. It’s also one of the most popular neighborhoods within Walnut Creek, based on the number of home searches conducted online. And with a median sales price of $624,000 as of September, it’s one of the more affordable neighborhoods in Walnut Creek, California.
Diablo Hills — $651,000
Diablo Hill is another popular neighborhood in Walnut Creek. It has a larger population than some of the other communities on this list, and as a result home buyers might find more properties for sale. The median sales price from July to August 2016 was $651,000. The Diablo Hills Golf Course is located here as well, which makes the neighborhood particularly popular with golf enthusiasts. Many of the homes in this Walnut Creek community back up to the golf course.
Overlook — $733,000
As its name suggests, Overlook is situated in the hills above downtown, in close proximity to the I-680. Many of the homes in this neighborhood have good views of Mount Diablo. There are many older, smaller homes in the Overlook neighborhood, some of which have been updated with modern amenities.
